The Value in “Going Green”

Energy Manager Today estimates that the average building wastes 30 percent (or more) of the energy it uses to run itself, with commercial buildings accounting for 19 and 36 percent of all annual energy and electricity consumption in the US, respectively. Well, the Rock Mountain Institute discovered that building efficiency investments of $0.5 trillion can provide over triple the return in savings, resulting in $1.9 trillion in energy reduction annually. In addition to overall energy efficiency, US Green Building Council found that green building owners were actually able to boost their ROI by 19.2 percent for existing projects and 9.9 percent for new ones. For an added benefit, green building owners can increase rent prices by up to 6 percent and sales prices by 15 percent. Why? Because US buildings’ heating, ventilation, and air conditioning efforts account for more than 40 percent of total energy consumption per year, making it the most impactful area of a building to optimize. But, how? When many facility managers submit their orders for filter products, the least expensive initial cost is usually the most attractive. However, research and calculations can tell us quite the opposite at times, and there are various instances when the lowest-priced filters end up being the highest-priced solutions after its life cycle.

We can use an example from an ASHRAE Journal (American Society of Heating, Refrigerating and Air-Conditioning Engineers,) article to illustrate this:

If a facility manager purchases the filter with the cheapest upfront costs, he will actually see a more expensive total investment after a year, compared to the more expensive filter model.

However, in this next example, it is apparent that purchasing the lower-priced filter product will result in the lowest upfront cost, as well as the lowest total investment in terms of the life cycle.
